Every summer we support professionals and families who land in Milan somewhere between the first and the last day of August, because the role begins on 1 September, because the previous lease ended in July, because the school year won’t wait.<\/p>\n

And every summer, the same discovery arrives on day three: a meaningful chunk of the country has closed.<\/p>\n

There’s a lot of mythology around Italy in August. The reality is less dramatic than \u00ab\u00a0ghost town,\u00a0\u00bb but considerably more restrictive than most newcomers expect. This guide sets out what genuinely shuts, what keeps running, and how to sequence your first weeks so you don’t write off an entire month.<\/p>\n

What \u00ab\u00a0Italy closes in August\u00a0\u00bb actually means<\/h2>\n

The Italian August is organised around one date: 15 August, Ferragosto, a national public holiday. In 2026 it falls on a Saturday, which slightly reduces the usual bridge-holiday effect. A Ferragosto landing mid-week typically drags two or three additional working days into the void; a Saturday one does not.<\/p>\n

But Ferragosto is only the peak. The real constraint is the summer shutdown, which stretches well beyond the holiday itself. Milanese professional bodies and firms routinely close for two to three consecutive weeks: the Comufficio association, for instance, has published a closure from 6 to 26 August 2026, while Federmanager Milano closes from 7 to 28 August. These dates are broadly representative of how law firms, accountancy practices, notaries and estate agencies operate across the city.<\/p>\n

Municipal offices work differently. They don’t shut entirely, but they run on reduced summer schedules with skeleton staffing. Several municipalities in the metropolitan area have formally adopted reduced opening hours through to late August, typically eliminating afternoon counter service. The practical effect: the desks exist, but available appointment slots are cut by half or more, and processing times stretch.<\/p>\n

What you should not expect to complete in August<\/h2>\n

Be realistic about these.<\/p>\n

Signing and registering a lease.<\/strong> Estate agencies close en masse between roughly 5 and 25 August. Those staying open run with one or two agents. Landlords themselves are away \u2014 Liguria, Sardinia, the lakes \u2014 and unreachable for signature. Viewings are possible. Closings rarely are.<\/p>\n

Completing your Anagrafe residency registration.<\/strong> Registering your residence triggers a home verification visit by the municipal police. In August, that visit is deferred. The file can be lodged, but validation structurally takes longer.<\/p>\n

Getting strategic tax advice.<\/strong> If you need a commercialista to assess your position under the impatriati regime, or to arbitrate between two tax residencies, don’t count on a substantive appointment before the first week of September.<\/p>\n

Last-minute international school admissions.<\/strong> Admissions offices at St. Louis School, the American School of Milan, Sir James Henderson, the International School of Milan and Lyc\u00e9e Stendhal operate on minimal staffing or close entirely in August. Admissions cycles run in spring. Arriving in August with an unlodged application means arriving too late for the September start.<\/p>\n

What keeps working perfectly well<\/h2>\n

This list is longer than most people assume.<\/p>\n

The codice fiscale.<\/strong> The Agenzia delle Entrate maintains service throughout August with reduced but real appointment availability. This is your absolute first priority on arrival: without a codice fiscale nothing else unlocks \u2014 no employment contract registration, no lease, no bank account, no utility contract. Book online the week you land, and accept a slot at a peripheral office if central ones are full.<\/p>\n

Banking.<\/strong> Milan branches stay open in August, sometimes with shortened afternoon hours. Account opening remains feasible. Digital banks \u2014 Fineco, Illimity, Revolut, N26 \u2014 issue an Italian or European IBAN within days with no branch visit at all.<\/p>\n

Utilities and connectivity.<\/strong> Enel, A2A, Fastweb, TIM, Vodafone and Iliad all handle activation through online and phone channels that run normally. The one genuine friction point is an on-site technician visit for a fibre installation, which can slip by several days.<\/p>\n

Public transport.<\/strong> ATM runs year-round. Monthly passes are purchased online or at machines. Two caveats: reduced service frequency around 15 August, and planned overnight metro line closures for engineering works, traditionally scheduled in August precisely because the city empties.<\/p>\n

The regional health portal.<\/strong> Registering your choice of GP can be done online through Lombardy’s Fascicolo Sanitario Elettronico, without a counter visit. Milan residents also have a dedicated portal run by ASST Fatebenefratelli Sacco for several remote operations.<\/p>\n

The part that matters most: healthcare in August<\/h2>\n

This is where improvising costs the most.<\/p>\n

Your medico di base, if already assigned, is probably on leave for part of the month. The Italian system provides cover, but you need to know where to look.<\/p>\n

For a life-threatening emergency, the number is 112<\/strong>, the single European emergency number.<\/p>\n

For a non-emergency medical need outside surgery hours \u2014 evenings, nights, weekends, or during summer closures \u2014 the number is 116117<\/strong>, the continuity-of-care service, historically known as guardia medica. It also covers paediatric continuity. Learn both numbers: they serve different functions and are not interchangeable.<\/p>\n

For medication, every Milanese neighbourhood operates a rotating duty pharmacy \u2014 the farmacia di turno \u2014 including on 15 August. The rota is posted in the window of every closed pharmacy and published online. Several pharmacies around Centrale station and the city centre run 24 hours a day, year-round.<\/p>\n

And if your SSN registration isn’t yet active, Milan’s private clinics remain open in August on reduced service, and telemedicine platforms run without interruption. A private GP consultation costs roughly \u20ac100 to \u20ac200.<\/p>\n

Housing in August: a narrow but real window<\/h2>\n

Milan’s rental market follows a pronounced seasonal rhythm, and August is genuinely ambivalent. New listings slow sharply, but so does the number of active competitors. Market observers note that those searching in August do so with greater urgency, within a context of reduced competition during the first weeks of the month.<\/p>\n

This year’s market conditions work in your favour. After several years of sustained increases, Milan rents stabilised in the second quarter of 2026, with a slight year-on-year decline recorded by property observatories, and average time-to-let has lengthened. That combination hands a measure of negotiating leverage back to tenants \u2014 a configuration Milan hasn’t offered in some time.<\/p>\n

The window worth targeting runs from roughly 25 August to 5 September. Agents return, landlords resume answering, and the September crush hasn’t begun. Anyone arriving in early September with nothing secured walks straight into the most competitive month of the year.<\/p>\n

Our standing recommendation: secure temporary accommodation \u2014 short-let apartment, serviced apartment, aparthotel \u2014 covering 1 August to mid-September, and use that month to view, compare and negotiate without the pressure of an imminent move-out. It’s an added cost, but it reliably prevents housing decisions made under duress, which cost far more across a four-year lease.<\/p>\n

What surprises UK, US and Northern European arrivals most<\/h2>\n

Anglophone professionals are rarely fazed by the concept of a summer slowdown. Three differences tend to catch people out.<\/p>\n

The first is completeness. A London or New York firm running \u00ab\u00a0light\u00a0\u00bb in August still answers email. Its Milanese equivalent may have an out-of-office redirecting to September, with no one monitoring the inbox.<\/p>\n

The second is the dependence on in-person process. Many Italian procedures still require a physical counter visit or an intermediary. When that intermediary is away, the entire chain stops \u2014 whereas equivalent UK or US processes increasingly complete end-to-end online.<\/p>\n

The third is that this is entirely normal and nobody apologises for it. Pushing harder doesn’t produce a faster answer. The only workable strategy is sequencing around it.<\/p>\n

The sequence we recommend for an August arrival<\/h2>\n

Here’s the priority order we apply with clients landing during this window.<\/p>\n

  1. Codice fiscale<\/strong> \u2014 first week, before anything else. Every subsequent step depends on it.<\/li>\n
  2. Bank account<\/strong> \u2014 in parallel, via a digital bank if branch appointments are scarce.<\/li>\n
  3. Temporary accommodation confirmed<\/strong> through mid-September at minimum.<\/li>\n
  4. Utilities and internet<\/strong> for the temporary or future property, activated remotely.<\/li>\n
  5. Ground reconnaissance<\/strong> \u2014 neighbourhoods, commutes, schools, amenities. August is excellent for this: the city is empty, movement is easy, and you have time to think.<\/li>\n
  6. Anagrafe file prepared<\/strong> \u2014 documents assembled, forms completed, ready to lodge in late August or early September.<\/li>\n
  7. Serious property search<\/strong> intensified from 25 August.<\/li>\n
  8. SSN registration and GP selection<\/strong> as soon as residency is lodged.<\/li>\n<\/ol>\n

    August isn’t a wasted month<\/h2>\n

    The instinctive reaction, once the scale of the shutdown becomes clear, is to write the month off. That’s an analytical mistake.<\/p>\n

    August is a poor month for signing and an excellent month for understanding. You move through a city without traffic, you test your real commute, you read neighbourhoods in their most legible state, and you meet the few available contacts with an attention span they will not have in September.
